Increase Profits and Build Better Projects With Build-Ready Homeowners

Stop wasting valuable time bidding on incomplete plans, uncertain budgets, and projects that aren’t ready to move forward. The ICF Builder Network connects qualified ICF builders with homeowners who have already completed our comprehensive eight-stage Build-Ready Path. Every introduction is designed to bring you a serious, prepared homeowner with geotechnical soil evaluations, ICF-ready architectural plans, sealed structural engineering, coordinated building systems, and verified funding. Instead of spending countless hours helping prospective clients figure out where to begin, you can focus on what you do best: building exceptional ICF homes. With clearly defined project requirements, realistic regional budget projections, and essential preconstruction work completed, you gain opportunities to work more efficiently, reduce uncertainty, and move toward construction with greater confidence.

More Qualified Opportunities. Transparent Terms. No Membership Fees.

Joining the ICF Builder Network gives qualified builders access to prepared residential construction opportunities without membership fees or the pressure to compete on speculative bids. Our network operates on a transparent, open-book construction model that allows you to recover documented construction costs while earning an agreed-upon fixed builder’s fee. Change orders are handled directly between you and the homeowner at cost plus 30%, providing clear expectations when project requirements change. The Network’s disclosed 5% fee is paid directly by the homeowner at contract signing when they select a Network-introduced builder—not deducted from your builder’s fee. Builders who meet our 12-point qualification standards gain the opportunity to be introduced to homeowners who are ready to take the next step. It’s a smarter approach to ICF construction that respects your expertise, protects your time, and helps you concentrate on delivering quality projects rather than chasing unqualified leads.
